Line up the work, not only the price
- Get a written scope from each provider listing every task and its frequency.
- Ask what labor hours the per-visit price is built on.
- See which supplies are part of the price and which cost extra.
- Ask whether floor care and other periodic work is in the quote or priced on its own.
What your cleaning contract should cover
| Contract term | What it should say |
|---|---|
| Scope of work | Each task, each area and its frequency. It is the standard you hold the provider to. |
| Schedule | Which days, what times and how holidays are handled. |
| Price and inclusions | The monthly or per-visit price, the supplies it covers and how extra work gets approved and billed. |
| Insurance | Proof of liability coverage, plus workers compensation if the company has employees. |
| Keys and access | Who holds keys and alarm codes, and the plan if any go missing. |
| Quality checks | Who walks the building to check the work, how often, and what you do when something gets skipped. |
| Term and cancellation | How long the contract runs and the notice each side owes to end it. |
Red flags
- A number quoted before anyone has seen or asked about your space.
- No written scope, or one that never says how often tasks happen.
- Dodging the question when you want to see proof of insurance.
- A long contract with no exit if the work falls off.
